Know the rules

Delaware Rules for Moving a Mobile Home

Four Delaware requirements shape every move. Here’s what they are and who handles each one.

Licensed installer

Under the Delaware Manufactured Home Installation Board rules, no one may install a manufactured home without a license, and a licensed installer must oversee all aspects of the installation. Installers must carry a bond and liability insurance. We hold that license.

Inspections and decal

The same rules call for an inspection once the ground is prepared for concrete and another when the installation is complete. The installer then permanently affixes a decal next to the data plate, certifying the work meets the manufacturer’s manual and state law.

DelDOT manufactured housing permit

Under DelDOT’s permit rules, mobile homes, modular units and office trailers move on a Load Code 4 single-trip permit, good for 5 days, sunrise to sunset, any day of the week. Loads 15 feet wide or more are treated as superloads. We get the permit.

Escorts, holidays and weather

Under DelDOT’s safety standards, loads over 13 feet wide need one escort, over 14 feet two, and over 15 feet a state police escort too. Permitted loads can’t travel on major holidays, including the day after Thanksgiving, or in bad weather. We plan around all three.

Delaware paperwork

Have your title ready and check with your county about any taxes due before the move.

2. Site and community approval

Check what your county or community needs at the new site. We’ll tell you what to ask.

3. We get the road permits

The DelDOT manufactured housing permit and any escorts.

Pricing

How Much Does It Cost to Move a Mobile Home in Delaware?

Most of our moves cost between $2,000 and $15,000. For a Delaware move, the price mostly depends on:

  • Permits and escorts: DelDOT permits, and escorts for homes over 13 feet wide.
  • Site access: tight community streets, summer beach traffic, or sandy lots.
