Know the rules

Minnesota Rules for Moving a Mobile Home

Four Minnesota requirements shape every move. Here’s what they are and who handles each one.

County tax statement first

Under Minn. Stat. § 169.86, a permit to move an over-width or over-length manufactured home isn’t issued until the applicant shows a statement from the county auditor and treasurer that all personal and real property taxes are paid. Ask your county for it as soon as you plan to move.

Oversize transport permits

Almost every manufactured home is wider than a normal load, so it travels under an oversize permit. We get the permits for every road and state on the route and plan the move around them.

Licensed installer required

Minnesota law (Minn. Stat. § 327B.041) requires manufactured home installers to be licensed. The Department of Labor and Industry puts it simply: anyone who installs or repairs manufactured homes must be licensed. We hold that license.

Local placement permits

Many cities, townships and counties require a permit before a home is placed on a lot. Check with your local zoning or building office early, and we’ll tell you what they usually ask for.

Plan around the weather

Moving a Mobile Home Through Minnesota’s Seasons

Minnesota weather affects when a home can move and how fast it can be set up.

Spring thaw

During the spring thaw, MnDOT limits truck weights on many roads to protect them while the ground softens. The limits start and end by frost zone, usually from March into April or May, and the posted sign governs. Check MnDOT’s seasonal load limits for this year’s dates. We plan routes and dates around them.

Winter moves

Homes can be moved in winter. Snow, ice and short days slow the work, and frozen ground can delay site prep and anchoring, so we build extra time into the schedule.

Summer and fall

Usually the easiest time to move and set up a home. Book early if you need a specific date, especially before freeze-up.

Pricing

How Much Does It Cost to Move a Mobile Home in Minnesota?

Most of our moves cost between $2,000 and $15,000. In Minnesota, these make the biggest difference:

  • Home size: double- and triple-wides need more trucks and a split and rejoin.
  • Distance: across the metro costs less than the Twin Cities to the North Shore, or out of state.
  • Permits and escorts: wider homes and longer routes need more of both.
  • Season: spring load limits and winter weather can add time.
  • Site and setup: wooded or lake-country lots, frozen ground, and the full setup scope.
