Know the rules
Pennsylvania Rules for Moving a Mobile Home
A few Pennsylvania rules catch homeowners out. Here’s what applies and who takes care of it.
Tax-collector removal permit
Under Pennsylvania law (53 Pa.C.S. § 8821), a mobile or manufactured home can’t leave its taxing district without a removal permit from the local tax collector. The permit costs $2, and all taxes on the home must be paid first. Moving without one can bring a $100 fine, so we’ll remind you to get it before moving day.
PennDOT size limits
PennDOT’s rules for moving mobile and modular homes (67 Pa. Code § 179.11) allow homes up to 14 feet wide, plus up to 6 inches of roof-eave overhang, 80 feet long and 14 feet 6 inches high. Send us your home’s exact size and we’ll plan the route around it.
Licensed installation
Pennsylvania requires a HUD-licensed installer to certify every manufactured home installation, and a relocated home needs a PA Certificate of Compliance. The PA Department of Community and Economic Development explains the program.
Local placement permits
Many townships and boroughs require their own permit before a home is placed on a lot. Check with your local code office early. We’ll tell you what information they usually ask for.

Pricing
How Much Does It Cost to Move a Mobile Home in Pennsylvania?
Most of our moves cost between $2,000 and $15,000. Where a Pennsylvania move falls in that range depends on:
- Home size: a single-wide costs less than a double- or triple-wide, which needs more trucks and a split and rejoin.
- Distance: a move within your county costs less than one across the state or into another state.
- Permits and pilot cars: wider homes and longer routes need more permits and escorts.
- Site access: steep, wooded or soft sites take more time and equipment.
- Setup work: blocking, leveling, anchoring, utilities and skirting.
- Season: winter weather can slow moves and site work.

Know the difference
Trailer Home, Mobile Home or Manufactured Home?
The names get mixed up, but the difference matters for permits, titles and setup.
Trailer home
The everyday name for a mobile or manufactured home. If you’re searching for trailer home movers, you’re in the right place.
Mobile home
A factory-built home made before June 15, 1976, when the federal HUD Code took effect.
Manufactured home
A factory-built home made to the HUD Code, with a certification label on the outside of each section.
Modular home
Built to state and local building codes instead of the HUD Code, and usually moved in sections on a carrier.

FAQ

Yes. Before the home leaves its taxing district, Pennsylvania law requires a removal permit from your local tax collector. Moving it on public roads also requires transport permits, which we arrange as part of your move.
Do I have to pay property taxes before moving my mobile home?
Yes. The tax collector only issues the removal permit once all taxes on the home are paid. The permit fee is $2.

How wide a mobile home can be moved on Pennsylvania roads?
