Know the rules

New Mexico Rules for Moving a Mobile Home

Four New Mexico requirements shape every move. Here’s what they are and who handles each one.

Tax release before the permit

Under NMSA 66-7-413 and 18.19.8.63 NMAC, the state won’t issue a permit to move a home that starts in New Mexico until it sees a tax release from the county assessor or treasurer. It shows the property taxes are paid, or that none are owed, for the current and past years. Moves straight from a dealer’s lot are the exception.

MHD-licensed installer

New Mexico’s Manufactured Housing Division licenses installers in three classes, MHD-1 to MHD-3, covering blocking, leveling, foundations, utility connections and more. We hold that license.

Installation permit and inspection

Under 14.12.9 NMAC, no manufactured home can be installed without an installation permit, new or pre-owned. The division inspects each installation and certifies on the permit that it meets state standards. We pull the permit and meet the inspector.

Road and county permits

Homes travel under a state oversize permit. Under NMSA 66-7-413, the state won’t issue one for a home wider than 18 feet. Some counties also require their own movement permit, so check with your county assessor early. We’ll tell you what they usually ask for.

New Mexico paperwork

Who Does What in a New Mexico Move

In New Mexico, the paperwork starts with your county taxes. Here’s the split.

1. Get your tax release

Pay any taxes due and request a tax release from your county assessor or treasurer.

2. County movement permit

If your county requires one, get it through the county office. We’ll tell you what to bring.

3. We get the state permits

With the tax release in hand, we get the oversize moving permit for the route.

4. Licensed setup and inspection

We pull the MHD installation permit, install the home and meet the state inspector.

FAQ

New Mexico Mobile Home Moving FAQs

Do I need a permit to move a mobile home in New Mexico?

Yes. The home needs a state oversize permit, which is only issued once the county confirms the property taxes are paid. Some counties also require a movement permit, and the new site needs an MHD installation permit. We handle the state and installation permits.

What is a tax release, and who gets it?

It’s a document from your county assessor or treasurer showing the home’s property taxes are paid, or that none are owed, for the current and past years. The owner requests it. The state needs it before it will issue a moving permit.

Who can install a manufactured home in New Mexico?

Installers need a license from the New Mexico Manufactured Housing Division. There are three classes, MHD-1 to MHD-3, depending on the work. Our crew holds that license.

Is the installation inspected?

Yes. Every installation needs an installation permit, and the Manufactured Housing Division inspects the work and certifies on the permit that it meets state standards.

How much does it cost to move a mobile home in New Mexico?

Most of our moves cost $2,000 to $15,000. The price depends on home size, distance, permits and escorts, site access and how much setup you need. Your quote is free.

How long does it take to move a mobile home in New Mexico?

Most single-wides move within a day once the tax release and permits are ready. Double-wides take longer because the sections are split, moved and rejoined. Setup and inspection usually add a few days.

Can you move my home into or out of New Mexico?

Yes. We move homes between New Mexico and Arizona, Texas, Colorado, Oklahoma, Utah and beyond. Leaving New Mexico starts with the county tax release, and we get the permits for every state on the route.

Do you offer mobile home moving services in Albuquerque?

Yes. We move homes in and around Albuquerque, Rio Rancho, Los Lunas and Belen, and from Albuquerque to anywhere in New Mexico or out of state.
