Setup and installation
Mobile Home Setup and Installation
Blocking, leveling, anchoring and joining sections, done by the same licensed crew that moves your home.
Setup Is Where a Move Succeeds or Fails
A mobile home isn’t ready to live in when it reaches the lot. Until it’s blocked, leveled, anchored and closed up, it isn’t safe, and in most states it won’t pass inspection.
That’s why setup is part of every move we do. The crew that hauls your home also sets it up, so nothing gets lost between two companies.

Our Setup and Installation Services
Site check
We confirm the pad or foundation is ready, the right size and accessible before the home arrives.
Blocking and leveling
We set the home on piers and level it so doors, windows and floors work the way they should.
Anchoring
We install tie-downs and anchors to the standards that apply in your state and wind zone.
Joining sections
For multi-section homes, we rejoin the halves, seal the marriage line and reconnect crossovers.
Utility-ready
We get the home ready for its water, sewer, electric and gas connections at the pad.
Skirting and steps
We reinstall skirting, steps and trim to close up the home and finish the job.
Re-leveling and re-blocking: homes settle over time. We also re-level and re-block homes that aren’t moving at all.
How Setup Works
- Before the move. We check what the new county requires, including permits, inspections and installer licensing.
- Placement. We position the home on the pad and set it on piers.
- Leveling and anchoring. We level the home and install anchors and tie-downs.
- Close-up. We rejoin sections where needed, seal seams and reinstall skirting and steps.
- Inspection. The home is ready for utility hookups and any inspection the state or county requires.
Utilities: bringing water, sewer or power to a new lot is usually done by a local plumber or electrician, and some counties require their own permits for it. We’ll tell you what to have ready.
Why Licensed Installation Matters
Most states require manufactured homes to be installed by a licensed installer, and many won’t issue an occupancy permit or a utility release until the installation passes inspection. Some states run their own installer program, and others follow HUD’s federal program.
Our own crews have moved and set up homes since 2012. We’re licensed, bonded and insured, and we hold state installer licenses in many of the states we serve, plus a HUD manufactured home installer license for states that follow HUD’s program. Read how to choose a licensed mobile home mover.
Our state guides explain the rules where you’re moving, including Minnesota, Ohio, Wisconsin, Maryland and Missouri.
What Setup Costs
Setup is included in every moving quote, and most of our moves cost $2,000 to $15,000 for the whole job. Multi-section homes, new anchors, extra skirting and finish work add to the setup part of the price. See our pricing page for details, or read why moving and setup belong with one crew.
Frequently Asked Questions
What does mobile home setup include?
Blocking, leveling, anchoring, joining sections on multi-section homes, getting the home ready for utility hookups, and reinstalling skirting and steps.
Is setup included when you move my home?
Yes. Setup is part of every move we do, and it’s included in your quote.
Do I need a licensed installer?
In most states, yes. Many states require a licensed installer and an inspection before you can move in.
How long does setup take?
A single-wide can often be set up in a day. Double-wides take longer because the sections must be rejoined and sealed.
Do you hook up utilities?
We get the home ready for its utility connections. Running new water, sewer or power lines to the pad is usually done by a local plumber or electrician.
Can you re-level a mobile home that isn’t moving?
Yes. Homes settle over time, and we re-level and re-block homes that haven’t moved. Ask for a quote and tell us what you’re seeing, such as sticking doors or uneven floors.
