Know the rules

Maryland Rules for Moving a Mobile Home

Four Maryland requirements shape every move. Here’s what they are and who handles each one.

HUD-licensed installer

Maryland doesn’t run its own installation program. It’s one of the states where HUD administers installation, so installers need a HUD manufactured home installer license under 24 CFR Part 3286. Local permit offices aren’t supposed to approve occupancy for a home that wasn’t installed by one. We hold that license.

Severance for homes on the land

If your home was converted to real property with an affidavit of affixation, it has to be severed before it moves. That means an affidavit of severance (MVA form VR-452), a lien statement from a Maryland attorney or title company, recording at the circuit court and a certified copy to the MVA. Then the home can be titled again. You handle this with your attorney or title company, and we plan the move around it.

State and local road permits

Oversize homes travel on state roads under an MDOT SHA hauling permit. Those permits don’t cover county or city roads, so local approvals are needed for the rest of the route. We arrange both.

Local placement rules

Since January 1, 2025, under HB 538, local governments can’t ban a new manufactured home on a permanent foundation in a zone that allows single-family homes. Building permits and other local rules still apply, so check with your county early. We’ll tell you what they usually ask for.

Maryland paperwork

Who Does What in a Maryland Move

In Maryland, how your home is titled decides the paperwork. Here’s the split.

1. Check your title

Find out whether your home has an MVA title or was converted to real property with an affidavit of affixation.

2. Sever if needed

If it’s real property, you file the severance affidavit with your attorney or title company and get the home titled again.

3. We get the road permits

MDOT SHA hauling permits for state roads and local approvals for county and city roads.

4. Licensed setup

Our HUD-licensed installer sets the home and certifies the installation, ready for your local inspection.

Pricing

How Much Does It Cost to Move a Mobile Home in Maryland?

Most of our moves cost between $2,000 and $15,000. For a Maryland move, the price mostly depends on:

  • Home size: double- and triple-wides need more trucks and a split and rejoin.
  • Distance: across the county costs less than Western Maryland to the Eastern Shore, or out of state.
  • Permits and escorts: state and local road permits, and escorts for wider homes.
  • Site access: tight lots in the Baltimore and DC suburbs, or soft, low ground near the Bay.
  • Setup scope: blocking, leveling, anchoring, utilities and skirting.

FAQ

Maryland Mobile Home Moving FAQs

Do I need a permit to move a mobile home in Maryland?

Yes. Oversize homes need an MDOT SHA hauling permit for state roads, and county or city approval for local roads. Your county may also need a permit to place the home. We handle the road permits.

Who can install a manufactured home in Maryland?

Maryland is a HUD-administered installation state, so installers need a HUD manufactured home installer license. Local offices aren’t supposed to approve occupancy for a home that wasn’t installed by a licensed installer. Our crew holds that license.

My home is on a permanent foundation. Can it still be moved?

Yes, but if it was converted to real property it has to be severed first. You file an affidavit of severance (MVA form VR-452) with a statement from a Maryland attorney or title company, record it at the circuit court and send a certified copy to the MVA. Then the home can be titled again and moved.

How much does it cost to move a mobile home in Maryland?

Most of our moves cost $2,000 to $15,000. The price depends on home size, distance, permits and escorts, site access and how much setup you need. Your quote is free.

Can my county stop me from placing a manufactured home?

Since January 1, 2025, Maryland local governments can’t ban a new manufactured home on a permanent foundation in a zone that allows single-family homes. Building codes and other local rules still apply, so check with your county before you buy land or book a move.

How long does it take to move a mobile home in Maryland?

Most single-wides move within a day once permits and paperwork are ready. Double-wides take longer because the sections are split, moved and rejoined. Setup usually adds a few days.

Can you move my home into or out of Maryland?

Yes. We move homes between Maryland and Virginia, Pennsylvania, Delaware, West Virginia and beyond. If the home is real property, severance comes first, and we get the permits for every state on the route.

Do you remove old mobile homes in Maryland?

If the home can still be moved, we can take it off your property and deliver it to its new owner or site. Tell us about the home and we’ll quote it.
