Know the rules

Ohio Rules for Moving a Mobile Home

Four Ohio requirements shape every move. Here’s what they are and who handles each one.

County auditor’s relocation notice

Under Ohio Revised Code 4503.061, you need a relocation notice from the county auditor before a manufactured or mobile home moves on public roads. It costs $5 and isn’t issued until all taxes on the home are paid. Moving without it is a minor misdemeanor.

Licensed installation

Ohio licenses manufactured housing installers through the Department of Commerce’s Division of Industrial Compliance (ORC 4781.08). Licensed installers pass an exam and carry insurance or a bond. We hold that license.

Hauling permits

Most homes are wider than a normal load, so the move travels under special hauling permits. We arrange them for every road and state on the route.

Local placement permits

Many cities, villages and townships require a permit before a home is placed. Check with your local zoning or building office early. We’ll tell you what they usually ask for.

Ohio how-to

How to Get Your Ohio Relocation Notice

The yellow sign every moving home in Ohio needs. Most homeowners have never heard of it.

1. Pay the taxes

The auditor won’t issue the notice until all taxes on the home are paid.

2. Get the notice

Request it from your county auditor. The fee is $5.

3. Attach it for the move

It’s a one-foot-square yellow sign that goes on the rear of the home while it’s on the road.

4. Watch the date

County auditors, such as Hamilton County, note it’s valid until December 31 of the year it’s issued, and a missing notice can mean a $100 penalty for both the owner and the mover.

Pricing

How Much Does It Cost to Move a Mobile Home in Ohio?

Most of our moves cost between $2,000 and $15,000. For an Ohio move, the price mostly depends on:

  • Home size: double- and triple-wides need more trucks and a split and rejoin.
  • Distance: a move within your county costs less than Toledo to Cincinnati, or out of state.
  • Permits and escorts: wider homes and longer routes need more of both.
  • Site access: hilly southeast Ohio lots and tight parks take more time and equipment.
  • Setup scope: blocking, leveling, anchoring, utilities and skirting.

Don’t forget the $5 relocation notice and any taxes owed on the home. For a full breakdown, read our mobile home moving cost guide.
