Know the rules
Virginia Rules for Moving a Mobile Home
Four Virginia requirements shape every move. Here’s what they are and who handles each one.
Treasurer’s tax permit
Under Va. Code § 58.1-3520, a manufactured home used as a residence can’t be moved out of its county, city or town until the owner gets a tax permit from the treasurer. All local property taxes on the home must be paid first. The permit is valid for 45 days and is displayed on the rear left of the home during the move.
Licensed installation
Virginia’s manufactured home regulations (13VAC5-95) require installation, including supporting, anchoring, closing up and joining sections, to be done by a Manufactured Home Contractor licensed by the Department of Professional and Occupational Regulation. We hold that license and provide the installer’s certificate.
Local building inspection
The local building official inspects the installation, and site preparation, utility connections and skirting need permits under the Virginia building code (13VAC5-95-20). We’ll tell you what your locality asks for.
DMV hauling permits
Most homes are wider than a normal load, so the move needs oversize hauling permits from the Virginia DMV. We arrange them and plan the route around your home’s size.

Pricing
How Much Does It Cost to Move a Mobile Home in Virginia?
Most of our moves cost between $2,000 and $15,000. In Virginia, the price mostly comes down to:
- Home size: double- and triple-wides need more trucks and a split and rejoin.
- Distance: across the county costs less than Hampton Roads to the mountains, or out of state.
- Permits and escorts: wider homes and longer routes need more of both.
- Site access: steep, wooded or soft sites take more time and equipment.
- Setup scope: blocking, leveling, anchoring, utilities and skirting.

Know the difference
Mobile Home, Manufactured Home, Modular or House?
People call our customers’ homes trailers, mobile homes and manufactured homes. Here’s what we move, and what we don’t.
Mobile home
A factory-built home made before June 15, 1976, when the federal HUD Code took effect.
Manufactured home
A factory-built home made to the HUD Code, with a certification label on each section. Most homes we move are manufactured homes.
Modular home
Built to state building codes instead of the HUD Code, and moved in sections on a carrier.
Site-built house
A house built on its foundation. We don’t move these. If that’s what you need, look for a structural house mover.
More detail: modular vs. manufactured home moving, and why a home needs professional transport, not towing.

FAQ
Virginia Mobile Home Moving FAQs
Do I need a permit to move a mobile home in Virginia?
Yes. Before a manufactured home used as a residence leaves its county, city or town, the owner needs a tax permit from the local treasurer. The move itself also needs DMV hauling permits, which we arrange.
Do I have to pay property taxes before moving my mobile home?
Yes. The treasurer only issues the tax permit once all local property taxes on the home are paid. The permit is valid for 45 days.
How much does it cost to move a mobile home in Virginia?
Most of our moves cost $2,000 to $15,000. The price depends on home size, distance, permits, site access and how much setup you need. Your free quote covers the whole job.
Who can set up a manufactured home in Virginia?
Virginia requires a Manufactured Home Contractor licensed by the Department of Professional and Occupational Regulation. Our crew holds that license and certifies the installation.
Will my home need an inspection after the move?
Yes. The local building official inspects the installation, and site work, utility connections and skirting need local permits. We’ll tell you what your locality asks for.
How long does it take to move a mobile home in Virginia?
Most single-wides move within a day once permits are in hand. Double-wides usually take 1–2 days, plus setup at the new site.
Can you move my mobile home into or out of Virginia?
Yes. We move homes between Virginia and every neighboring state, and across the country, with permits for each state on the route.
Do you move site-built houses?
No. We move manufactured, mobile and modular homes. A site-built house needs a structural house mover.
