Tennessee Rules for Moving a Mobile Home
Four Tennessee requirements shape every move. Here’s what they are and who handles each one.
Licensed installer
The Tennessee State Fire Marshal’s Office requires an active installer license before anyone installs a manufactured home. Installers complete a 15-hour course, pass an exam and carry a $10,000 surety bond. Our installers are licensed.
Installation decal and inspection
The installer buys an installation decal from the county court clerk before setup, puts it on the electrical panel cover when setup is done and reports it to the State Fire Marshal within seven days. The state may then inspect within 20 business days, and safety hazards must be fixed within 72 hours.
TDOT mobile home permit
TDOT issues mobile home permits for 14-foot and 16-foot widths. Mobile home moves are limited to daylight hours, and a single-trip permit is good for six days. Loads over 16 feet need a route survey.
Escorts and rush hour
Loads 12 feet 7 inches to 13 feet 6 inches wide need a front escort on two-lane roads and a rear escort on interstates and four-lane roads. Wider loads need escorts front and rear. Escorted loads also follow weekday rush-hour curfews in Davidson, Rutherford, Knox, Shelby and Hamilton counties.
Tennessee paperwork
Who Does What in a Tennessee Move
In Tennessee, the licensed installer carries most of the paperwork. Here’s the split.
1. Confirm the site
Make sure the park or county allows the home. We’ll check size and access.
2. Local approvals
Check whether your city or county needs a permit at the new site. We’ll confirm before move day.
3. We get the permits
The TDOT mobile home permit, escorts and the installation decal.
4. Licensed setup
Our licensed installers set the home, place the decal and file the state report.
