Know the rules
Missouri Rules for Moving a Mobile Home
Four Missouri requirements shape every move. Here’s what they are and who handles each one.
PSC-licensed installer
Under RSMo 700.656, no one can be in the business of installing manufactured homes in Missouri without an installer license from the Public Service Commission. It’s the only installer license in the state, so cities and counties can’t require their own. We hold that license.
Installation decal
Under the PSC installer rules, the licensed installer affixes an installation decal when the work is done and reports it to the commission. It’s your proof the home was set by a licensed installer.
MoDOT oversize permits
Homes wider than 8 feet 6 inches travel under a MoDOT oversize permit. Oversize loads move from half an hour before sunrise to half an hour after sunset, with extra curfews in the St. Louis, Kansas City, Branson and Lake of the Ozarks areas. We plan the route and timing around them.
Local placement permits
Many cities and counties require a permit before a home is placed. Check with your local building or zoning office early. We’ll tell you what they usually ask for.
Missouri paperwork
Who Does What in a Missouri Move
Most of the paperwork in a Missouri move is ours. Here’s the split.
1. Title and taxes
Have your title ready and check with your county collector about any taxes due.
2. Local placement permit
Check what your city or county needs at the new site. We’ll tell you what to ask.
3. We get the road permits
MoDOT oversize permits, with the route and timing planned around curfews.
4. Licensed setup and decal
We install the home and affix the PSC installation decal.

- Permits and escorts: MoDOT and local permits, and escorts for wider homes.
- Site access: tight parks around the cities, or hilly, wooded lots in the Ozarks.

FAQ
Missouri Mobile Home Moving FAQs
Do I need a permit to move a mobile home in Missouri?
Yes. Homes wider than 8 feet 6 inches need a MoDOT oversize permit, and many cities and counties require a permit to place the home. We handle the MoDOT permits.
Who can install a manufactured home in Missouri?
Anyone in the business of installing manufactured homes needs an installer license from the Missouri Public Service Commission. It’s the only installer license in the state. Our crew holds it.
What is the installation decal?
When a licensed installer finishes a setup, they affix an installation decal to the home and report it to the Public Service Commission. It shows the home was installed by a licensed installer.
When can mobile homes be moved on Missouri roads?
Oversize loads travel from half an hour before sunrise to half an hour after sunset. There are extra curfews in the St. Louis, Kansas City, Branson and Lake of the Ozarks areas, so we plan moves there around them.
