South Carolina Rules for Moving a Mobile Home

Four South Carolina requirements shape every move. Here’s what they are and who handles each one.

County moving permit

Under S.C. Code § 31-17-360, the owner or person in possession must get a moving permit from the county before the home is relocated. The county needs a treasurer’s certificate showing no unpaid taxes, and if the home is leaving the county, that year’s taxes must be paid in full.

Permit on board

The moving permit has to travel with the home, and the law makes it the transporter’s job to display it. Moving without one is a misdemeanor with a fine of up to $200. We carry it on every move.

Licensed installer

Under S.C. Code § 40-29-30, no one may install a manufactured home without a license, and the Manufactured Housing Board says that applies to homeowners too. Installation covers positioning, blocking, leveling, tie-downs and utility hookups. Our installers are licensed.

SCDOT oversize permit

Homes wider than the legal limit also need an oversize permit from SCDOT, with escorts where it calls for them. Even dealers exempt from the county permit still need the SCDOT permit. We get it.

Who Does What in a South Carolina Move

In South Carolina, the tax step comes first. Here’s the split.

1. Pay the taxes

Pay any unpaid taxes on the home. If it’s leaving the county, pay this year’s taxes in full.

2. Moving permit

The county issues the moving permit once the treasurer confirms taxes are paid. We can help you apply.

3. We get the SCDOT permit

The oversize permit and any escorts for the route.

4. Licensed setup

Our licensed installers block, level, tie down and hook up the home.

FAQ

South Carolina Mobile Home Moving FAQs

Do I need a permit to move a mobile home in South Carolina?

Yes. South Carolina law requires a moving permit from the county before a mobile home is relocated, and wider homes also need an SCDOT oversize permit. We get the SCDOT permit and help with the county one.

Do I have to pay taxes before moving a mobile home in South Carolina?

Yes. The county issues the moving permit only after the treasurer certifies there are no unpaid taxes. If the home is leaving the county, that year’s taxes must be paid in full.

What happens if a mobile home is moved without a permit?

The permit must travel with the home, and the transporter must display it. Moving without one is a misdemeanor with a fine of up to $200.

Who can install a manufactured home in South Carolina?

Only someone licensed by the SC Manufactured Housing Board. That covers positioning, blocking, leveling, tie-downs and utility hookups. Our installers hold that license.

Can I set up my own mobile home in South Carolina?

No. The Manufactured Housing Board says the licensing law applies to everyone, including homeowners, so a licensed installer has to do the setup.
