Know the rules

New York Rules for Moving a Mobile Home

Four New York requirements shape every move. Here’s what they are and who handles each one.

Certified installer on site

According to the New York Department of State, no person or business can install or service a manufactured home unless at least one certified person is on site. We hold that certification.

Building permit and installer seal

Homes installed since January 1, 2006, new or relocated, even within the same park or community, need a building permit and an installer’s warranty seal. We put the seal on and help you with the permit.

Local code inspections

Your local code enforcement officer is responsible for the work done on site and still performs the required inspections, even with a certified installer. Installation follows Appendix E of the Residential Code of New York State.

NYSDOT oversize permits

Under 17 NYCRR 154-1.10, homes up to 14 feet wide move under special rules, and wider ones go through a separate permit. Routes must be approved, and homes over 12 feet wide need a certified escort on divided and four-lane highways. We arrange the permits and escorts.

New York paperwork

Who Does What in a New York Move

In New York, the building permit and the installer seal are the key documents. Here’s the split.

1. Building permit

Apply for the building permit with your town or city. We’ll give you the details they ask for.

2. Title and taxes

Have your title ready and check with your town about any taxes due before the move.

3. We get the road permits

NYSDOT oversize permits, approved routes and certified escorts.

4. Certified setup and seal

We install the home, affix the installer’s seal and meet the code officer.

FAQ

New York Mobile Home Moving FAQs

Do I need a permit to move a mobile home in New York?

Yes. A relocated home needs a building permit from your town or city, even if it’s only moving within the same park. The move also needs NYSDOT oversize permits, which we handle.

Who can install a manufactured home in New York?

The Department of State requires at least one certified person on site for any installation or service work. Our installers hold that certification.

What is the installer’s warranty seal?

Homes installed in New York since January 1, 2006, new or relocated, get an installer’s warranty seal from the certified installer. We affix it when the setup is done.

Does the town still inspect the setup?

Yes. Your local code enforcement officer is responsible for the work done on site and still performs the required inspections.

How much does it cost to move a mobile home in New York?

Most of our moves cost $2,000 to $15,000. The price depends on home size, distance, permits and escorts, site access and how much setup you need. Your quote is free.

Can you move a home to a new lot in the same park?

Yes. It still counts as a relocation, so it needs a building permit and an installer’s seal. We handle the move, the setup and the seal.

How long does it take to move a mobile home in New York?

Most single-wides move within a day once permits and an approved route are ready. Double-wides take longer because the sections are split, moved and rejoined. Setup and inspection usually add a few days.

Can you move my home into or out of New York?

Yes. We move homes between New York and Pennsylvania, New Jersey, Vermont, Massachusetts, Connecticut and beyond, and we get the permits for every state on the route.
