Know the rules

Montana Rules for Moving a Mobile Home

Four Montana requirements shape every move. Here’s what they are and who handles each one.

Tax receipt and declaration

Under MCA 15-24-206, before a mobile or manufactured home moves within Montana, the owner gets a receipt from the county treasurer showing the property taxes are paid, and signs a declaration. The original goes to the treasurer and a copy is attached to the home. Homes moving into Montana from another state are exempt.

HUD-licensed installer

Montana is one of the states where HUD administers installation, so installers need a HUD manufactured home installer license under 24 CFR Part 3286. We hold that license.

MDT oversize permits

Under MCA 61-10-124, a term permit covers homes up to 16 feet wide and 110 feet long. Under the MDT permit restrictions, wide loads on two-lane highways need a front pilot car and face daylight and weekend limits. We plan the route and the pilot cars.

Local placement permits

Many cities and counties require a permit before a home is placed. Check with your local building or zoning office early. We’ll tell you what they usually ask for.

Montana paperwork

Who Does What in a Montana Move

In Montana, the move starts at the county treasurer’s office. Here’s the split.

1. Pay the taxes

Pay the property taxes on the home and get the treasurer’s receipt.

2. Sign the declaration

Sign the moving declaration, give the original to the treasurer and keep a copy for the home.

3. We get the road permits

MDT oversize permits, pilot cars and any local approvals for the route.

4. Licensed setup

Our HUD-licensed installer sets the home and certifies the installation.

FAQ

Montana Mobile Home Moving FAQs

What do I need before moving a mobile home in Montana?

A receipt from the county treasurer showing the property taxes are paid, and a signed moving declaration. The original declaration goes to the treasurer and a copy is attached to the home. Homes coming into Montana from another state are exempt.

Who can install a manufactured home in Montana?

Montana is a HUD-administered installation state, so installers need a HUD manufactured home installer license. Our crew holds that license.

How wide a home can be moved in Montana?

A term permit covers homes up to 16 feet wide and 110 feet long. Wide loads on two-lane highways need a front pilot car and face daylight and weekend limits, so we plan the timing.

How much does it cost to move a mobile home in Montana?

Most of our moves cost $2,000 to $15,000. The price depends on home size, distance, permits and pilot cars, site access and how much setup you need. Your quote is free.

Do you move mobile homes in Billings?

Yes. We move homes in and around Billings, Laurel and the Yellowstone Valley, and from Billings to anywhere in Montana or out of state.

How long does it take to move a mobile home in Montana?

Most single-wides move within a day once the paperwork and permits are ready. Long Montana distances and double-wides take longer. Setup usually adds a few days.

Do you move homes in winter?

Yes, but snow, ice and mountain passes can slow transport and site work, so we plan extra time between November and March.

Can you move my home into or out of Montana?

Yes. We move homes between Montana and Idaho, Wyoming, South Dakota, North Dakota and beyond, and we get the permits for every state on the route.
